A RICS Building Survey (Level Three) is a high level survey that provides the highest level of detail regarding the condition of a property, and as such is often requested by prospective home buyers before committing to legally purchasing a property. It is suitable when a property requires modernising, remedial work or when there is a noted or suspected defect. Typically, older houses or large size properties would benefit from having a RICS Building Survey carried out, although it is also recommended for flats that require a lot of work.
A full and structured RICS Building Survey report is produced which comprehensively analyses all physical elements of a property. A RICS Building Survey could highlight existing or potential defects such as damp, subsidence, roof defects and structural movement to name a few.
The RICS Building Survey uses a ‘traffic light’ rating system of the condition of the various elements.
Green indicates no action is required.
Amber indicates non-urgent action required.
Red indicates urgent action is required.
