A RICS HomeBuyer Report (Level Two) provides extensive information when buying or selling a conventional house, flat or bungalow built from common building materials and is in a reasonable condition. It encompasses all the features of a Condition Report plus a more extensive inspection.
The RICS HomeBuyer Report lists the problems that may affect the value of the property and gives advice on ongoing repair and maintenance. It also highlights issues that need further investigation to prevent serious damage or dangerous conditions. It also provides information on the location of the property, local environment and, if available, the recorded energy efficiency of the property.
The RICS HomeBuyer Report uses a ‘traffic light’ rating system of the condition of the various elements.
Green indicates no action is required.
Amber indicates non-urgent action required.
Red indicates urgent action is required.
The cost of a RICS HomeBuyer Report depends on the type and size of property, but is between £450 – £1,000 + VAT.
